We regret to inform you that we are unable to accommodate in-person tours of our apartments, regardless of availability or length of stay. This policy ensures the privacy and comfort of our current residents and allows us to focus on providing a seamless booking experience for all guests.
To assist you in making an informed decision, we provide a thorough and detailed overview of each apartment on our website, including photos, amenities, and comprehensive descriptions. Additionally, we are happy to answer any questions you may have to ensure our accommodations meet your needs.
We specialize in furnished short term rental apartments, extended-stay & corporate housing accommodations in the heart of New York City on the Upper East Side of Manhattan. In order to comply with local regulations we have a 30-night minimum (sorry no exceptions). Please note that, depending on specific dates, a stay longer than 30-days may be requested.
Please note we do not offer tours of occupied apartments. This policy is in place to respect the privacy and comfort of our current residents as well as to more efficiently manage our resources. Tours may be available for stays of six months or longer.
Supplemental Fees:
In addition to the accommodation cost, a separate bundled monthly fee is charged and includes the below services (fees & tax):
1. Electricity, gas, heat (seasonal), water, and WiFi. Portable air conditioners are available at an additional monthly fee.
2. Supply of bedding/towels & kitchenware: Bedding includes mattress pad, sheet set, down blanket & duvet cover, pillows + towels.
3. 1x exit cleaning fee
4. 1x Interim month cleaning & linen service for multiple-month stays.
5. NEW YORK OCCUPANCY TAX (for stays under 180 days):
-Rentals for fewer than 180 days in New York City are subject to the below listed taxes.
-New York City Hotel Occupancy Tax: 5.875%
-NY City Hotel Tax: $2/room/night
-For tax purposes, this suite is comprised of 1 room.
-No tax is due from guests who are considered to be permanent residents.
-To be considered a permanent resident of New York State, a guest must stay for at least 180 consecutive days without interruption.
Please note we do not offer tours of occupied apartments. This policy is in place to respect the privacy and comfort of our current residents as well as to more efficiently manage our resources. Tours may be available for stays of six months or longer.

Our rates are designed to provide exceptional value for solo travelers, allowing individuals to enjoy a more affordable stay. We'd be delighted to accommodate an additional occupant for a small additional fee. If during your stay you're planning to host a family member or friend we offer two options:
1. Daily supplemental fee: For guests planning to host a family member or friend for a short, defined period, we offer the option of a daily supplemental fee. This fee is $185 for the first night and $85 per night for additional nights + tax. 2. Flat fee: For an additional full-time guest, there is a charge of $1200 per 30 days to cover additional operating expenses such as utilities, more prep and cleaning, water (showers, toilets, sink us), supplies such as towels and bedding, laundry & internet and wear and tear. Please note the flat fee is only applicable if it is the same 2nd occupant throughout the entire duration, not a rotation of different guests.
These policies ensure a smooth and enjoyable stay for all guests.
If you plan to host an overnight guest during your stay, we ask that you inform us in advance as there's a simple registration process and a per-night fee to cover the extra costs associated with an additional occupant. For guests in committed relationships who anticipate occasional stays with their significant other, we advise booking for double occupancy. All guests must be approved in advance.
About the Suite:
Garden Room Description
The Garden Room offers a serene retreat with tall ceilings, elegant antiques and reproductions, and large-scale paintings adorning the space. A stunning carved wood and marble fireplace serves as a focal point, enhancing the room's charm.
The room includes a large window wall, consisting of four tall divided-light windows, five transom windows, and one operable French door that leads to the terrace. Please note that the windows are not operable.
The spacious terrace is a rare luxury in the city, featuring an assortment of plants such as lavender, rhododendrons, hydrangeas, herbs and roses. This space provides a unique opportunity to enjoy outdoor living in an urban setting. Ongoing plant and terrace maintenance is conducted via a staircase in the carriage house, allowing host access as needed.
Bathroom: The unusual bathroom is fully tiled in marble, covering all walls and the floor. It is a narrow space with a unique design: the shower is centrally located between the toilet and the hand basin. To use the shower, guests wrap a shower curtain around the shower area, with a floor drain positioned in the center.
Kitchenette: While the room offers a microwave, fridge/freezer, electric kettle, cups, glasses, and cutlery, it cannot be classified as a kitchenette.
The Garden Room is one of the quietest in the house, being entirely situated at the back. However, city noise such as traffic and construction or neighbors may still be heard.
Things to Know
• Occupancy: Although there are two beds in the suite, the maximum number of primary guests permitted is one.
• Access: The suite is one flight up (14 steps). There is no elevator in the building.
• Windows are not operable.
• The fireplace, though a real fireplace, cannot be used and is decorative only.
• The house is situated on a charming side street rather than a busy avenue, offering a more residential feel. However, it’s important to note that New York is a vibrant city that truly never sleeps. While rooms located at the back of the house tend to be quieter than those facing the street, guests may still experience occasional city sounds such as distant sirens, construction noise, or activity from neighboring buildings.
• Terrace: Accessible via a French door in the suite. Hosts may access the terrace for use or maintenance via the carriage house directly across from the Garden Room.
o The garden terrace may look different from the photos during the late fall, winter, and early spring months, as plants are not blooming and shrubs have lost their leaves. The terrace may not be accessible during extremely cold winter months.
o Spring cleaning and maintenance of the terrace take place in the months of April and May as the temperature gets warmer. Daily watering and terrace maintenance in the warm weather months is performed by the host or staff via a secondary means of access to the terrace.
• Heating & Cooling: Due to the large expanse of windows and French door, the Garden Room stays cooler in the winter months. There is a large radiator in the room that is controlled by the house's central furnace, and a supplemental plug-in heater is provided for guests who prefer the room to be warmer. A year-round air conditioner is available (A/C usage is fee-based from May–October).
• Wi-Fi & TV: Wi-Fi supports basic work-from-home needs but not heavy downloads. The suite does not include cable TV, but a TV is provided with a ROKU device for streaming Netflix, Amazon Prime, or other TV apps through subscription. Guests must have their own username and password to access fee-based programming.
• Laundry: Laundry facilities are not available on-site; nearby options are accessible.

ADDITIONAL HOME TRUTHS:

• The charming, late 1800s townhouse is not a modern structure – think creaky floorboards and things as such.
• This home was built in 1871, so there are signs of wear and tear, such as the creaky stairs and sloping wood floors.

We are a small family-run business located in the heart of one of the largest cities in the world, offering guests a unique experience that blends the intimacy of a small town with the excitement of New York City. To help ensure a pleasant stay for all our guests, we have developed some policies that we ask guests to familiarize themselves with before booking.
Discounts are not directly offered for monthly or annual stays as our pricing is already priced for prime location furnished extended stay rentals and is competitively priced compared to short-term stays at hotels or hotel alternatives in the area. However last minute discounts may be available via our airbnb listings. Contact us for airbnb links.
Our historic townhouse was built in the late 1800s and retains much of its original structure, which may not be suited for all accessibility needs. Please also keep in mind that this is not a modern structure and there may be signs of wear and tear.
The suites are not provided with a buzzer or intercom system so guests will need to coordinate with delivery services and meet them at the front door of the house. Additionally, as we are located in a bustling city, guests should expect some street noise from construction or traffic.
While we love pets, unfortunately, we cannot accommodate them at our property.
Please note that there is no laundry facility in the building, but guests have access to a multitude of nearby laundry and dry-cleaning merchants that offer laundry service by the pound with free pick-up and delivery.
