This is available as a new, 2 year lease – or as a ~5 month lease takeover until April 30, 2025. We made a decision to relocate one of our mothers to the USA and as such; we need more space. We couldn’t have asked for a better, more chill property management company and we grabbed this unit within 1 day of it being listed in April 2023. Our property manager is working with us to ensure a smooth transition for the new tenant. They allow small dogs on approval, not sure about cats.
We updated with smart thermostats (LG, wifi connected,) Philips Hue compatible recessed/ceiling LED lighting, a hardwire multi-GB LAN w/ ethernet port in each room – giving your mesh network a physical backhaul. The building has just 2 other units above us. The upstairs neighbors are friendly young couples with small dogs. The 12’ ceilings in this unit give it a loft-like feel; and being on Floor 1 (the entire floor) gives you the perfect mix of an easy staircase and sense of safety being up above the street.
There’s a liberating feeling of flexibility being just 5 minute walk to SOHO in one direction, Astor Place, LES, Tompkins Square Park, or Washington Square Park in the other. The closest subways are Bleecker (6,) Broadway/Lafayette (4,6,B,D,F,M) and 2nd/Houston (F.) 3 Equinox gyms nearby & 1 Lifestyle Fitness, 1 Barry’s, 2 Crunch. The Bowery Hotel/Gemma is a block away and is our main dining spot. Cafe Librae, Think, Arcteryx’s new A-Frame Cafe, Lil’ Frankies, Whole Foods, Trader Joes, countless bodegas and the new Wegmans are all as short walk away and much to our surprise, we never have much of an issue finding parking on 2nd Street, aka Joey Ramone Place.
Our other house is fully furnished so we have some flexibity in providing furnishings if you are looking for turn-key. As you can see in the photos, there’s an inset A/V/home theater “wall” in the living room that fits an 85" TV perfectly with a 2.5Gbps MOCA Ethernet cable allowing for hardwire to your TV or gaming setup. The 4-piece Restoration Hardware Performance Linen Weave (in Natural color) was delivered in April 2024. The primary bedroom has a MCM wooden & panel king sized bed + 2 coffee tables. Both the primary bedroom and living room TVs are Samsung OLED with 5-piece SONOS kits. The downstairs neighbor is an Omekase sushi restaurant, so there’s no worry about the subwoofer waking anyone up :)

For anyone wanting to sublet and have it fully furnished we are happy to leave our furniture and TVs/Sonos/tech stuff for $2K/mo,. Sofa is the "cloud" from Restoration HW and was delivered in March 2024. Desk is Uplift; bed, coffee table, kitchenware is Eames, DWR, Pottery Barn & cohort. Miele and Bosch appliances stay; the TV inset fits an 85" w/ Sonos Arc perfectly, I installed a Samsung Neo QN90B & back Sonos Arc, Sub & 2 satellites. I also installed Moca 2.5 coax -> Ethernet for low latency/multi-gig connectivity to the PS5 & TV. I crimped and tagged the RJ45 behind the former telephone wallplates and all lines connect to one nice central hub where Spectrum ISP/Firewalla/PoE Switch unite. I also upgraded the LG thermostats to support wifi/remote control.
