This unit is a 17th floor rent-controlled studio at The Greenpoint on India Street. The unit itself is in great shape and the building is phenomenal - all the benefits of a luxury building and the staff is so friendly and helpful. The apartment has an entire wall composed of large windows overlooking Brooklyn (which is great for sunrises!), gets great light, has a very large bathroom, a HUGE walk-in closet, and all stainless steel appliances that work perfectly. The building is also pet friendly!
I just began my third year in the unit and am cutting it short because I found a new place with more space for my dog and am needing to move in a couple of weeks. The unit is priced below market and because it is rent-controlled, the building is required to keep it that way if the lease is renewed. I am out of town for the holidays so I don't have the best pictures of the apartment, but have a couple of videos I can share that give a much better idea of what the unit looks like. Happy to discuss any specific questions!
Personal Reasons
If you move in in January (I am moving out on January 6th), I will reduce rent for the month to only $1000 and split my deposit with you. I will also pay for a cleaning service to do a deep clean on the unit prior to your move-in.
Will need to have an application accepted by the apartment building, which requires 40x the gross rent as shown in the following documents:
- 2 most recent paystubs
- Employment Verification Letter (signed & dated on company letterhead - detailing 2024 compensation)
- First two pages of 1040 2023 Tax Return
- 2 most recent bank statements (in original PDF format - reflecting net from paystub being deposited)
- Photo ID (US passport, driver's license, or passport and VISA)
Rent has only increased about $100/month both of the last two renewals and because it is rent controlled, this will likely be the same when it's up for renewal again for September 1, 2025.
