Property Details

Rent-stabilized (!!) apartment available starting March 30 to November 25 (with option to renew after that). We’ve lived here for only 14 months of a 2-year lease but sadly are being relocated out of state for work.

45 Hoyt is supremely centrally located. It's right on the border between Boerum Hill and Downtown Brooklyn, so you get the high-end Atlantic Avenue shopping district and restaurants on one side and the convenience of the Fulton Street shopping district (Macy's, Target, Trader Joe's and more big box stores) on the other. The building sits directly on top of the A/C/G trains, one block from the 2/3 trains, and three blocks from the F/N/R/W/B/Q trains. You can also walk in 15 minutes or less to Ft Greene Park, Barklays Center and the beginning of Park Slope, the Smith Street shopping area, Cobble Hill or Brooklyn Heights. There's a full-size supermarket across the street.

Our building is full of amenities. We have a 24hr doorman and package room, 4 elevators with key fob access-only to 26 floors, and a small fee gets you further amenities like a resident lounge and coworking space, gym and yoga studio, game room, kid's play room, golf simulator, roof deck with separate BBQ area, private garden and other indoor and outdoor event spaces. There is bike storage and a large laundry room in the basement.

Our unit is a sunlit top-floor corner unit with high ceilings and floor-to-ceiling windows, facing northeast with views of midtown Manhattan and pretty much all of Eastern Brooklyn, approximately 1,078 sqft. We never wanted even a doorman, but it feels like we have an army of truly caring staff on hand that everyone here knows by name and that seems to know every child and pet in the building by name. Any maintenance we need we can request immediately by app.

The primary bedroom fits a king-size bed with night tables, and has an en suite bathroom. Appliances are all modern and include a gas range with a high-heat burner (I can even use my wok!) and a dishwasher. The living space has room for both a large sectional/tv area as well as a dining table. The apartment has two separate central A/C units.

This is a lease takeover, but we can discuss keeping some of the furnishings (custom Elfa closets, e.g.). Rent stabilized, which significantly caps the amount your rent may go up annually, amongst other tenant protections.
