Once the paperwork are collected, the landlord will instruct them to fill out an application so that they can process their credit/background.

If all checks out, they will submit for final review to their management and create a lease assignment rider that will release me from my contract and add the new tenant for the remainder of my lease. They will receive a renewal at the end of the lease with an increase based off rent stabilization.

It is important to note that me or my broker must transfer keys to the new tenant and advise the apartment will be taken as is (meaning our maintenance team will not be turning the unit).

The new tenant must also provide me with the security I already have on file as they will not be refunding that to you but to the new resident.

As for furnitures, the washing/dryer, the fully equipped kitchen and the bed stays. The other pieces are mine, but I am willing to sell or incentivize some of them with the new tenant.
